We ask property appraisers, experts in machinery and equipment valuation, business valuation experts, engineers and economists who would like to cooperate with KGDM to fill out the application form and send it to the company via e-mail (biuro@kgdm.pl).
Assessment of the market conditions.

Appraisals for the banking sector.

In the initial period, occupation of a property valuer developed as a free-lance activity of individual surveyors, who have mastered techniques of valuation and worked in local markets. This trend resulted in creation of smaller companies, comprising one or a few employees. This organizational structure was accepted by state, judicial and banking clients.
As the real estate market developed and the number of professionals increased, normal free market phenomena have begun to appear in the field of valuation. This process was shown by more and more competitive services that were provided as well as greater work efficiency.
The effect of computerization and repeatability of the valuation of certain market segments, especially valuation of land and premises at the request of municipalities, resulted in a further drop in the prices of the services. Also the market of valuation for the purpose of banks loans changed due real estate market growth and the increase in experts’ efficiency. During the initial stage of the market development, banks accepted valuation prepared by individual experts who completed the so-called “Bank Seminar”.
Currently, banks choose companies responsible for valuation for the purposes of securing bank loans and entrust those companies with the whole process of the cooperating experts selection, organization of transferring orders, the receipt and checks of appraisal studies (both in terms of form and substance).
The function of these firms is also to build a database of transactions that would allow for transactional analysis and market monitoring.

Thus, the experts are being faced with the creation of new organizational structures tailored to the requirements of our customers.
Thus, a permanent alteration in the majority of banks’ expectations is inextricably linked with the enhanced efficiency of the major real estate surveyor companies. In addition, such cooperation provides far better loans security and acts to the benefit of bank liquidity.
Real estate surveyors shouldn’t restrict themselves to brokerage services, but also facilitate the tasks connected with the valuation process as well as enhance the quality of appraisal studies.

Appraisals of companies’ assets for the purpose of financial statements.

The globalization of financial markets resulted in the International Accounting Standards and International Financial Reporting Standards introduction to Poland.
Those Standards are legally binding for the companies as they force them to constantly update the value of their assets.
This creates a new market for surveyors in Poland.
The core of this market lies in the valuation of large enterprises’ assets. Often, those assets are situated as factories in different locations. Additionally, business assets consist of a variety of types, e.g. real estate, movable means of productions, shares in other companies as well as other tangibles and intangibles.
The scope of valuation of property for the purposes of financial reporting is diverse. In order to meet the competence required by the International Valuation Standards the involvement of a wide range of experts is required, e.g.:
- specialists in real estate,
- specialists in machinery and equipment valuation,
- specialists in valuation of businesses and shares in enterprises.

In order to perform asset valuation services correctly and with great competence it is necessary to create a team of experts with extensive market knowledge. This is by no means simple, nor is this a task for most small surveyor companies, which are currently operating in the market. Here again, the needs of the market are forcing chartered surveyors, experts on valuation of machinery and equipments as well as experts on the valuation of enterprises to cooperate.

In response to the demonstrated needs of the market, Krajowa Grupa Doradztwa Majątkowego Sp. z o.o. in Warsaw was founded, with the shareholders comprising a group of experts from across the Polish property market.

The invitation to work with KGDM

Board of Directors invites property experts, experts on the valuation of machinery and equipment and experts on the valuation of businesses and companies to cooperate with KGDM.

According to our assumptions, the co-operation with specialists dealing with property valuation will result in the following benefits, depending on the market segment:
- it will enhance the quality of appraisals as a result of exchange of experience and knowledge of cooperating market specialists during thematic workshops,
- it will increase market access to services in the entire country, by promoting services of KGDM as a competent company prepared to carry out large appraisals in the country,
- it will create a large potential for providing high-quality services that will form a good offer for institutional clients.

KGDM through its activities aims to create new applications for the experts’ services and a new quality of service expected by financial institutions and companies.

Experts working with KGDM Sp. z o. o. will:
1. Receive proposals for valuation services won by the Company,
2. Participate in on-going projects for financial institutions,
3. Participate in creation of a national database of real estate sales transactions.

Property experts, experts in machinery and equipment valuation, business valuation experts and engineers and economists who would like to cooperate with KGDM, please fill out the application form and send it via e-mail to the Company at: biuro@kgdm.pl.

Upon receipt of those applications the experts invited to cooperation will be notified of an introductory meeting, during which the principles of cooperation and a training program will be discussed.
